Poland Warehousing Market Report
  • Once again 2008 was a very successful year for the warehouse & logistics market in Poland. In the last two years significant expansion of the modern warehouse and logistics property sector was noted. At the end of 1Q 2009 the total stock of modern warehouse floorspace was about 5.7 million m2, of which. 1,580,000 m2 was added to the market in 2008.
  • The warehousing market in Poland is divided into two Warsaw sectors plus regional markets situated farther than 100 km from Warsaw.
  • The rapid growth in the regional markets was continued in 2008 - by 50% y-o-y, albeit less dramatically in Sector 1 (0–20 km around Warsaw) by 38% and 36% in Sector 2 (20–100 km).
  • Total demand in 2008 was in line with 2007 level and amounted for over 1.42 million m2. Intensive growth of the modern warehousing market in Poland was mainly encouraged by growing demand for the services of logistics and distribution companies. Significant part of demand comes from owneroccupiers seeking build-to-suit facilities
  • Take-up in Q1 2009 has decreased significantly to the level of 117,800 m2 (66% lower than the quarterly average in 2007-2008).
  • Q1 2009 saw a significant increase in the vacancy rates across all sectors, especially in the logistics sector.
  • Rents are stable at EUR 4.50 - 5.80 /m2/month in Sector I, EUR 3.10 - 3.80 /m2/month in Sector II and EUR 3.00 - 3.85 /m2/month in Regional Markets.
